The Home Price You Can Browse May Differ From the Payment You Can Carry

An online listing can fit your price filter and still miss your monthly budget. A mortgage rate changes principal and interest, but taxes, insurance, fees, maintenance, and the cash needed to close also shape the purchase. Start with the amount your household can live with each month, then work back toward a price.

A quoted rate is not a guarantee of approval or affordability, and a Loan Estimate alone does not mean your application is approved. Leave room for essential spending and cash reserves after closing. Do not base a purchase on the assumption that refinancing at a lower rate will become available later.

What home price range are you considering?

Choose the purchase-price range to review the budget checks that go with it, including the loan payment and cash needed beyond the down payment.
